This commentary is about the Realtor.com website.
Often I am approached by potential buyers looking for a home that have visited Realtor.com only to be frustrated as the properties they are emailing or calling on are already under contract or sold!

Realtor.com might be a good site to”browse” and check out listings in general however when you are serious about purchasing a property call a Realtor, such as myself and have them set you up on automatic MLS emails. They can be as specific or general as you want. Now you will be getting up to date info. Properties new on the market, or just under contract (Contingent) and several other stages including Solds.

website does not purge their site on a regular basis and they dont differentiate properties that are in active status that become “Contingent”.

Remember the Seller pays the commission, not the Buyer, so feel free to call a Realtor on ANY property you see listed. It does not have to be there listing.
